Description:

The following item dated roughly during September depicts a photostat of a land deed by Jeremiah and Martha Blanchard to Henry J. Williams. The deed is witnessed and attested by George Washington Woodward and Thomas Day. In the deed, the Blanchards are selling a tract of land Jeremiah inherited from his father, Jeremiah senior, containing 108 acres and 89 perches. The land is situated near the Lackawanna River, and the deed stipulates that the rights of minerals, waterways, buildings, and else contained on the property are transferred from the Blanchards to Williams. A final line protects Williams’ purchase from any other person or persons attempting to claim the same lands. The original appears to have been badly damaged by water, distorting the middle body of the text, and the left hand margin was made illegible due to the quality of the scanner. Some of the text has been marked illegible in those sections, while others have been inferred by language in other deeds. The year for the document has been estimated by the date of the original survey, August 11, 1818.

the first division of that Township bounded and described, as follows Beginning at a corner [illegible] Lackawanna Thence South fifty one degrees and forty five minutes East two hundred and [illegible]ches [pos. perches] to a corner Thence South forty three degrees West Sixty five and four tenths perches to a [illegible] [th]ence North fifty one degrees and forty five minutes west three hundred fifty three and [illegible] perches to a corner thence North thirty three degrees East Thirteen perches to a corner [illegible] North seventy seven and a half audrus(?) East fifteen perches Thence south seventy degrees East[illegible] west twelve perches to a corner Thence South fifty degrees East Thirty three perches Thence [Ei]ghty nine and a half degrees East forty one perches Thence North sixty three degrees East [illegible]lus to the place of Beginning Containing one hundred and eight acres and eighty nine [illegible] more or less the other half part having been conveyed by the said Jeremiah Blanchard and his wife to Rufus Clark and the said Lot to be Equally divided in quantity and quality [to the?] said Rufus Clark to take his choice after such division shall be made The said tract [illegible] are conveyed subject to the purchase money and patent fees due the Commonwealth [illegible] said Land (all of which tracts of Land were certified to Jeremiah Blanchard Sen[io]r By [the?] [[Com]missioners appointed under the act of 4th April A. D. 1799 and the supplements thereto the said Jeremiah Blanchard Senior and instate and by virtue of certain proceedings in the Orphans Court in and for said County of Luzerne the said Lands were found to be undis[illegible] without injury to the estate and the said Lands were valued by an inquisition for [illegible] purpose half(?) which inquisition and valuation were confirmed by the said Court and the [illegible] tracts and parcels of Land herein before described were on the eleventh day of August one [thousa]nd eight hundred and eighteen accepted by the said Jeremiah Blanchard the grantor named at the valuation thereon fixed as aforesaid he being the eldest son and heir at [illegible] the said Jeremiah Blanchard senior deceased and the court decreed the said Lands to [ac]cordingly be given security according to Law all which by reference to the record [illegible] orphans county aforesaid were more fully and at Large appear) Together with all and singular [hou]ses out houses Edifiers and Buildings thereon erected and being and all ways waters water [illegible] woods ferries gardens minerals rights liberties privilages (sic) [privileges] advantages hereditaments and [appurte]nances thereunto belonging or in anywise appertaining and the revisions and rem[illegible]ents issues and profits thereof and also all the estate right with interest use hist[or]y possession claim and demand whatsoever of them the said Jeremiah Blanchard [and Ma]rtha his wife in Law or Equity or otherwise howsoever of in to or out of the same To [have an]d to hold the said tract of Land hereditaments and premises hereby granted and [illegible] mentioned or intended so to be with the appurt[i]nances (sic) [appurtenances] unto the said Henry J. [William]s his heirs and assigns To the only proper use benefit and behoof of the said Henry J.
