Description:
The following item dated November 10, 1888, depicts a photostat of a land deed by Sarah Blanchard to the Pennsylvania & New York Coal Company. In the deed, Blanchard is selling the surface ways and rights of mineral extraction and service to the company for a sum of $900.00. The document contains a number of field survey notes on the second page, defining the boundaries and neighboring properties of the estate, and marks where previous railroad tracks or surface rights lay.

Pennsylvania of the one part and The Pennsylvania and New York
Canal and Rail Road Company and the other part.
Witnesseth, that the said party of the first part were
in consideration of the Sum of Nine hundred Dollar lawful sum
of the United States of America unto her will and truly paid by the said
party of the Second part at and before the sealing and delivery of these
presents the receipt whereof is hereby acknowledged hath granted bargained
sold aliened enfeoffed released and confirmed and by these presents
doth grant bargain sell alien enfeoff release and confirments the
said party of the second part its successors and assigns.

Where the line or right of way of said Rod Read witnesseth the Northerly line of the Road at Port Blanchard Statue Which said parcel is distant thirty three Southerly at right angles from the Center between tracks of said Rail Roads, thence running parallel with said Center and along the said line of right of way North fifty four degrees forty five minutes east five hundred and Ninety feet to the line dividing the within described lands from lands of the Pennsylvania oal company thence along said dividing line South fifty eight degrees thirty minutes East Sixty eight feet to the Westerly line of the North Branch Canal lands, thence along the said Westerly line of canal Lands the following Courses and distances South forty one degrees forty one minute West thirty Seven and six tenths thence South forty one degrees Sixteen minutes, west one hundred feet, thence South thirty Seven degrees Sixteen minutes west one hundred feet thence south thirty Eight degrees twenty four minutes west one hundred feet thence south thirty seven degrees Sixteen minutes west one hundred feet thence South thirty seven degrees fifty minutes west one hundred feet thence south thirty eight degrees thirty four minutes west forty seven and four tenths feet to the said Northerly line of road, thence along said Northerly line of road North forty eight degrees fifteen minutes west two hundred and ten feet to the place of beginning Containing one acre(?) and seven hundred and Eighty nine one thousandths of an acre Excepting and Reserving however(?) out of the said lot free or parcel of land all the coal and other minerals in under and upon the name. Together with all and Singular ways waters water courses rights liberties privileges hereditaments and appurtenances Whatsoever thereunto belonging or in any wise appertaining and the revisions and Remainders rents issues and profits thereof and all the estate right title interest property claim and demand Whatever of the party of the first part in law Equity otr [or] otherwise howsoever of in and to the same and way part thereof To have and to hold the said surface of said lot hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances unto the said party of the Second part its successors and assigns to and for the only proper use and behoof of the said party of the Second part its successors and assigns forever. Excepting and Reserving as aforesaid And the said party of the first part her heirs Executors and administrators does by these presents Covenant grant and agree to and With the said party of the Second part its successors and assigns that she the said party of the first part her heirs all and Singular the hereditaments and premises herein above described and granted or mentioned and intended So to be with the appurtenances unto the said party of the second part its successors and assigns against her the said, party of the first part her heirs and against all and Every other person or persons Whatsoever lawfully Claiming or to claim the same or any part thereof Shall and will warrant and forever defend.
