General Condition:

Fair.. Both sheets are in good condition, no major tears. They have creases from being folded in halves and thirds, as well as those from being stapled, and they bear the holes from that as well. There are smaller tears along some of the creases on the sheets, but much more visible on the first page than the second, and the top of the first page has a ripped piece still attached.

Description:

This is a typescript copy of a land deed from George Cooper, 1751-1824, to Josiah Squire for £125 for a plot of land on October 29 1801. The land in question is a quarter of Lot 5 in Pittston, containing 25 acres, and is marked by a small survey-like description of its perimeters and relations to other lots in the area. Some of these neighbors are John Canada and George Cooper. It confirms the sale and transfers all rights from Cooper to Squire and his descendants, as well as the witnesses, Jeremiah Blanchard Junior 1764-1837, and Matthias Hollenback 1752-1829. A small section following the seal of the first document is a legal confirmation of the sale by the Court of Common Pleas under Matthias Hollenback.

Know all men by these presents that I George Cooper of Pittston in the County of Luzerne and Commonwealth of Pennsylvania, for and in consideration of the sum of One Hundred and Twenty Five Pounds, lawful money of Pennsylvania to me in hand paid by Josiah Squire of Wilkes-Barre, in said County of Commonwealth, the receipt whereof I hereby acknowledge, do Deed and bargain, sell, alien, transfer and confirm unto him the said Josiah Squire, his heirs and assigns forever, the following described tract or pracelsxx of land situated and being in said Township of Pitts ton and County aforesaid, being the one fourth part of lot No. Five(5) in said Township, bounded West by River Susquehanna, North by lands of John Canada, East by the public highway and South by the lands of George Cooper: containingt Twenty Five Acres, be the same more or less. To have and to hold unto him the said Josiah Squire, his heirs and assigns forever, the aforesaid, bargained and des appucribed premises, with every privilege appurtenance, right or interest thereto belonging, or in any manner appertaining to his and their proper use, benefit and behoof And furthermore, I the said George Cooper for myself, my heirs, executors, and administrators, do by vthese presents. covenant to and with the said Josiah Squire, his heirs and assigns that him and them I will warrant and defendthxx the aforesaid described and bargained premises with the privileges and appurtenances thereto belonging, free and clear from all persons lawfully claiming the same, by from or under me, the said George Cooper; Or by, from or under the State of Connecticut or Susquehanna Company. And we further, and I Phebe Cooper, the wife of the aforesaid George Cooper, for the consideration aforesaid and for the consideration of one shilling to me in hand paid, do by these presents release and forever quit claim all my right or demand for dower in the afore described and bargained premises, with the appurtenances unto him the said Josiah Squire, his heirs and assigns forever. Luzerne County… On the twenty 25th day of October, 1801, personally appeared before Matthias Hollenback, one of the associate Judges of the Court of Common Pleases for the said County and acknowledged the beforegoing to be his free act and deed and allows the to be recorded as such.
