General Condition:
Fair. The paper is a little flimsy with its age, and has several creases from being folded into halves and quarters. There are tears starting on each of these creases, as well as a few others along the left and right edges. The paper is aged and dirtied along the edges. There is an underline in red pencil and a note in pencil along the bottom.

Description:
This is a typescript copy of a property transfer from Charles Frederick Wells, 1812-1872, and wife Elizabeth Wells, 1825-1875, to the Pittston & Elmira Coal Co. for $100,000.00 for several plots of land in Plains township on December 28 1867. The document gives a description of the perimeter of just one of the tracts, containing excepting from that about 4 sections and a right of way to be kept by their current owners from sales prior to this. These being: ½ acre to Samuel Billings, ‘strip of land for a railroad’ to Volney L. Maxwell, a right of way to Wilkes-Barre and Providence Plank Road Co., one acre from Odenheimer and Lewis to Strong and from strong to J.C. Williams, ‘surface of a piece’ on which V.L. Maxwell’s store house stands, and the Saylor farm to Mahlon. C. Mercur from three separate past conveyances. This last sale is mentioned more in the next paragraph in more detail; sale 1 from Sterling Saylor and Stephen Abbott and their wives, sale 2 from Alex Stark who is labeled as a guardian, and sale 3 from Benjamin Saylor who was also listed as a guardian, all from January 11 1864. There are further mentions of these lands and the mortgages involved in their sales, given to George Wilcox et al, Benjamin Saylor, and Alex H. Stark. A further note written onto the document along the bottom edge mentions some of the listed relatives, and two that were labeled as guardians have children listed under their names, presumably Benj. E. Edwin, Harriet E., and Ann Elizabeth Saylor.
